Home Office & Multipurpose Room Staging

I am so excited to start showing you our home staged to sell! If you missed my first post about how we sold our home be sure to head back here to read that. I have many rooms to show and tips and tricks to share with you. We were blessed to sell our home to the first person who saw it and over list price. The weeks leading up to selling, we were busy painting, cleaning, decluttering and researching how best to stage a home to sell.

Today, I am taking you guys into our office and multi-purpose room.

This room has mostly been a playroom and office for us that was more often than not cluttered with toys, books, various shelving units, home office supplies, camera equipment, etc. Most recently, Violet’s changing table station also took over a portion of this room. But for staging purposes, it needed to be simplified. I also knew that we still needed to use it, so it had to be practical staging. With two young children and an infant we couldn’t get too fancy here!

I wanted to keep it simple for showings, so I started by completely decluttering the entire room. All toys were either packed, donated or moved back up to the kids’ room. The changing station needed to stay as did my desk and computer (where I write to you from). Everything else that didn’t need to be in here was relocated, packed or sent to the curb.

Since I read a lot about staging prior to selling, I knew it would be important for buyers to envision their own belongings in our home. They had to be able to see it how they would use it. All personal items were removed including family photos, kids’ drawings, etc. I just wanted to give them the idea that this “extra space” had so many possibilities…..playing up our houses assets was key. It’s small, so any extra space is a bonus! This room was one of the reasons I fell in love with this home in the first place, so I knew I had to show it at its best.

We actually did a lot of work to this room by removing large obtrusive closets put in by the previous owners, adding decorative crown molding, painting the ceiling pale/mint green (it was many years ago and I apologize that I don’t remember the color name now), adding a new light fixture and window treatments. The walls were recently painted and the entire room was cleaned from top to bottom before staging.

I only kept what we needed on a daily basis in this room along with a few items to stage it like the rug, framed wall print and mirror. I added some baskets for decorative storage of necessities like burp cloths and baby toys. My entire goal with staging the home was to get it to sell QUICKLY and hopefully for top dollar. Learning to live with the bare minimum was actually a blessing.

I found the round mirror on Target’s clearance rack for $15! I had wanted it before when it was $49 so I was so excited I held out till then. The chair in the corner was previously in our living room (adjacent to this room), but made it looked too cluttered and blocked the flow for showings. I put it in this corner, added a favorite kilim pillow and throw blanket for a pop of color and texture.

The pellet stove in the corner has always been an area I have struggled to decorate around. I was googling late into the night “how to decorate a corner pellet stove” or “how to decorate a wood stove” to find any possible ideas. I didn’t find much so I did the best I could! I figured keeping it simple was best.

The photo below is one of the listing photos that helped get lots of buyers interested in our home the first day! The photographer was amazing and really made our house look its absolute best. I am so grateful for him and the work he did. I never knew his name but would thank him in a heartbeat if I ever saw him again!
